Prior to 2008 they were in the 6-8% range and go back a bit further and rates were in the 10%+ or a generation or 2 above me they were in the 17-20% range.  2008 changed it all.

As far as the person you mention that made their sales pitch  if you want to go with them and your main objective is to gain experience and you can verify they’re not a scam then that’s your call.

The latest forecasts range from 7% (Fanny/Freddie) to 16% (Goldman Sachs) - they all agree it will be less than 2021.We will also see more migration of Americans.
