Of course, they may not accept those terms.If the tenants are on month-to-month leases, just give them notice (usually 30 or 60 days depending on state/local laws).If the tenants have longer leases, you can wait them out and notify that you won't be renewing.Or offer keys for cash to get them out sooner.

The inspections were done in November but because of the holidays, the financing period was extended due to the banks needing extra time to close.So after taking over, 2 tenants told me that their furnace is out and the previous owner was notified.

You simply cannot take the security deposit to cover the outstanding balance without notifying the tenant in writing of the damages even if they may be aware.Be sure to get a forwarding address from the tenant.
