As a little background, My intended investing strategy is to buy properties in great school districts and rent them out to nice families who will hopefully take good care of the property and stay for a while.

So I made this offer on a hud home and they accepted my offer, the price was great, really nice tax value.

Not a very nice guy, possible gang/cartel member.

The streets are not as nice and have lower values. 

It’d be nice to hear how someone else does it too!

You don’t want a realtor who’s primary client is the “home buyer” interested in a nice kitchen or great yard for the kids.

I told him my fee was 30k per duplex.. so that was my listing agreement  330k each  30k flat fee commission.I took them all to the SF bay area and sold them all in one weekend.. they closed up over 60 days.. so that was a nice 660k in COMMISSION revenue for that quarter.. now I had at least 100k in expenses I had to  front 50k for marketing the event.. but it worked..

There are nice and bad areas everywhere, I believe you should avoid parts of Santa Ana for sure.

I have read many books on the topic, but it's always nice to hear from an investor.
