It would just be so much easier to let B report all income/expenses than to have A & B split everything but A also pay B rent!

2nd question...so even though you're not doing an initial purchase and trying to take out the equity in the property, does a dscr really make the most sense or does something like a heloc do better?  

Ultimately though I have been able to get it done every time.How much is the second? 

He sold me a home for $225,000 that he purchased for less than half of that and said he will be putting in $100,000 worth of rehab work and thats why he was charging me so much more. 

It may not increase the value (much), but it will make the home marketable to many more home buyers.
