I choose one that gave me 100% commission with low monthly fees, that didn't require a lot, if any, face or office time, no pressure to do anything but did offer training in all aspects of being broker if you wanted.

'Ignoring your vacancy' - He means even though your property is sitting vacant for 1-3 months and you just want to fill it with a tenant, ignore that pressure and wait until a GOOD tenant comes along.Hagerstown reminds me of a lower key version of Baltimore.

I vote that it's not worth the investment and most people side with some type of pressure-treated wood because it will still give you plenty of years (though not as many as steel) and the additional maintenance does not add up to the initial upfront cost of steel.
