If you have people in Florida that you trust with your money and have proven themselves to you, that's what matters most.

We don't have funding, but are trying to build and save for this.

My current income is sufficient enough to cover my living expenses, live comfortably, and put a portion toward savings each month.

Im located in the DC, Maryland, Virginia (DMV) area and I just pocketed a good chunk of money from my first build and sale and already have my next target picked.

I have seen very basic versions that only show the lifetime savings after 30 years but I want to be able to input variables for rate, points, number of years, and price reduction.

Is it worth fixing up (all properties should be fixed up before moving on to another to avoid repair costs later when you have more leverage) or is it worth selling in an imperfect state for less money (and harder with a tenant).

Lots of different ways to make money in RE.

When you can sell a 43608 and buy 75% of a 43612 with 75% of the income but enjoy a higher class of residents with double the rental demand it's a solid strategy.I wouldn't say 43608 (or 43605 / 43609 and a few others) doesn't make money...it's that your portfolio of ten properties runs about a 40% chance of any property being rented for 8 months, requires an eviction and full rehab (the bane of realized income).
