I am thinking of a way to use this as leverage and let her know they all have the wrong info.She had the property drawings from when the house was built and the square footage was listed on there which shows a 600 sqft difference.I hate to low ball her but our measurements and the propert drawing are in line with each other.

I always bring a tester, UV torch, measuring tape, camera, and screwdriver when I walk a property.  

Unless you are really confident on your ability to find problems and estimate repair costs, I'd aim a little higher so you can absorb the unexpected without making your first deal a loss.

Most of us set the bar at at least 15%, some aim for 20% or higher.I pay around $30 - $35k a unit for MLS deals here in Utah... rents are $500 to 750 a month.

What could be measures of quality of a builder's work?

Any pest guy should be very well acquainted with drain flies, almost every restaraunt has them or takes measures to prevent them.
