This area has had very little growth in the last 15-20 years, but there are some large manufacturing companies and oil businesses in the area and unemployment is very low. 

This was calculated at the time to be about half of what the stock market had dropped (after today we are in the 25% or greater range).

If something came on in that size range that met my criteria I would go for it.Hard to say if next month, or next July, is better than today.

What rent range are you expecting once you raise it? 

Aside from the temporary shut down for hospitality type workers, Trade Shows are closed, manufacturing is on hold, products cant get sold etc. 

LOL well technically yes, but I could lock into the 2.7 range today. 

With this much volatility in the market I would recommend waiting until volatility gets back to a normal range.

Many tenants are  small businesses (e.g catering, CrossFit gyms, contractors), and some of the single tenants are also small businesses as well (manufacturers, event companies, etc.)We are heavily leveraged on most of the multi-tenant properties, 75% LTV for the most part.
