I know you are there, but this is a market that is down from its previous highs by a lot.

I currently go to school in Montreal so the market doesn't really interest me there for what i could paywhen I say I can get the all the money its just that it's not like I need for my potential partner to chip in but I just think that he should chip in, at least a little bit so that he would feel more "invested" in the project.

In a sellers market , I can see the sellers telling the buyers to just add the commission to the price or pay your buyer agent out of your pocket . 

So do tax sale purchases clear all clouds from title, making them marketable?

I attend Real Estate industry related business meetings monthly at the local Realtor's Association in Colorado Springs and the insurance agents who attend have all attested to drastic premium increases over the last year...  

I current get $1,000/month for the single and based off local market expect to get $1,500/month for the other part of duplex (mortgage is $2,080/month after putting 20% down).

I am in a beach market (Gulf Coast FL) and a house 1 mile and a house 5 miles away from the beach may be 50%.  

Honestly being only an hour away is pretty ideal to be able to slowly transition to full hands-off operation through automations and having local contacts for on-site work, just gotta start testing things out and see what works best!
