I’ve gone from your shoes (figuring out what to buy for my first property in or around Philly), to now 16 properties since I began!

I have been reading books about it and listening to the BP podcasts for almost a year now.

I’m learning as much as I can about investing while on this one year journey from reading books listening to podcasts and practicing analyzing properties while I have internet approximately once a month for a few days.I’m originally located in Orlando, FL and plan to purchase a 4-plex to start house hacking with once I’m home.Long term goal is to have a portfolio of multifamily properties.

I was anxious for my first deal because I was listening to BiggerPockets podcast and Grand Cardon.

I've ordered the BRRRR book from BiggerPockets, and I've listened to BP Episode 327 where they do a BRRRR deep dive where David softly advised against this (@ 1:19:48 in BP 327) because it wasn't efficient, but I wanna learn more and see if it would be a good-enough way to get into real estate for someone in my position.I'm estimating that by the time I'm ready to buy--November 2022--I'll have $70,000 (not including my emergency fund) in cash for everything: cosmetic-only renovations, initial down payment, closing costs, etc.

I wait tables 6 days a week and am listening to bigger pockets day in and day out and dreaming of passive income.
