Its best to check with the second most recent landlord, since the current can often lie or stretch the truth to get a PITA tenant out.

last thing you need is 30 to 40ki houses.. in any major metro plex.. now you can get away with that price point in smaller mid west cities were you don't have ghetto's and war zones.. just country bumbkin stuff. you buy that price point and you don't do it for a living your in for a world of financial hurt and frustration.. sec 8 is NOT gov guaranteed.. the tenant can get kicked off the program for lying on their application and the next thing you know you have a squatter .. so careful thinking it guaranteed..

This might be prejudicial of me but I see having a rental property in a state I really want to run away from like having an unwanted child when you are divorced from someone who flat out lied to you about who they were and broke your hart.

Yes, it is non recourse and the only way they can go after you is if you commit fraud or lied on any of the forms you fill out during the underwriting process.
