If you intended to keep them long-term, it doesn't really matter what their market value is right now.

I'm wondering if it would be an option in my situation to do a blanket loan for scaling.

Also some states do not allow you to seller finance if you have an existing mortgage - others require the sales price to be above the existing loan and cannot mature before the existing loan.Definitely need to get an attorney involved who handles state compliance

If the seller is open to seller financing, I was thinking of putting in a full price offer with 10% down and maybe terms of 30 years with 4% interest rate.  

What advice would you give to an investor starting out in terms of location?

Usually, I rent my rooms for long-term rentals with a minimum 6-month lease.

Tons of recreation as well so could be good for a short term rental or medium rental

My hope would be that we can somehow get your fees into the closing costs or wrapped into the loan so that lower income buyers can still afford good representation.
