I primarily want to verify identity and criminal history.Since I can't run an application on the company, I usually charge a higher deposit of double or triple the rent or I will ask them to pay first, last, and deposit.I also try to negotiate a cleaning fee and use my professional cleaner after vacating.

I’m guessing the “two other owners” either got an unrecorded deed from the seller or someone other the real owner signed a fraudulent deed with these two guys....a scam probably copied from our local south FL boys.It seems incredibly odd that the title co would suggest your lender foreclose, if they feel they made a legitimate sale.I don’t think I’ve ever “followed” a post, but I will this one.

The renter will need to secure financing for the remaining purchase price on the home by whatever date you agree to.If the renter doesn't secure financing, then you can charge fees and extend it, or terminate the agreement and evict them.Rinse and repeat
