You could be entering illegal territory with you municpality - so you probably need to set up a series of Google voice-numbers.Cold calling is legit - but time consuming and you need a hyper focused list.

All the more reason to outsource your screening operation and only call legit sellers back.

My father in law and husband bought it as an "investment" 20 years ago speculating that once Sullivan County gets a casino permit business would be booming.. here we go the casino is finally being built but I don't see the area turning around any time soon..

You basically have these filters:VacantHigh equity/free and clearOut-of-stateCommercial and/or residentialYou can either use their mailing service, which is legit, or just pull the list and mail to it yourself.

It sounds like a pretty legit approach.
