Ideally, the Post Office keeps leasing it as a Post Office. 

Then he tried to falsely claim that my lease expired then he tried to say there was no lease.

I believe you can make your tenants responsible for any and all upkeep of the property you rent to them as long as you spell it out in the lease.

It covers marketing, screening, lease agreements, terminating a lease, and much more.

While you can find partners to take some of this weight off your shoulders, you're still going to need to put EMD down on properties (risking tons of money), your reputation on the line, your investor's confidence in you, due diligence costs (inspection, scopes, lease audits, etc...), travel costs if you're going out of state, and much more!

I have technically have the cash to purchase a house plus a reno budget, but I'd like to use the lease amount of my own money as I can...Can I seek a conventional loan?

Is this NNN lease kinda like a  Master Lease Option (MLO)?

It is currently leasing up, rents are fantastic and it is almost a completely new property.
