I'm in Illinois, so the swim season is too short, imo, to maintain a full-size pool.

When did the shape of the current lending status of small multifamily begin to exist, that is, what year and in what legislation did the federal government decide that for lending purposes, a quadplex was the largest multifamily building that could be considered to be a residential property, while a fiveplex or larger apartment building was always to be considered a commercial property, even if the buyer lived in it?

As a state capitol with one of the largest colleges in the country, and as a base for many large companies such as JPMorgan Chase, L Brands, Honda, Nationwide and State Farm Insurance just to name a few, Columbus has a tremendous need for multifamily housing fed by a growing population, a low cost of living along with a high ranking as one of the safest cities for families with young children.

I found one that I liked and made some tweaks myself such as removing appreciation from the annualized return as that is not tangible until a cash-out refinace or liquidation event.It was definitely daunting but you can't learn to swim unless you get in the water.

The city is still the 3rd largest metro in the USA, and the economy is larger than all but 21... countries in the world.

Thanks for any assistance you can provide.My head is swimming for the next steps in purchasing an investment property.I have sufficient funds in our low cost of living area (Northern Michigan) to finance from retirement accounts. 

We converted the largest buildings to group storage with in-out access for tenants (the buildings used to require the owner to have someone onsite to get their boat out of storage), added outdoor parking stalls and developed the vacant 6.5 acres into Maxi-storage.
