Here's my favorite: Instead of rent increases on your expiring leases, add a monthly utility fee to cover water/sewer/trash/recycling/landscaping as a "community fee."

An example would be to use the same gardener and repair person for all properties, get a volume discount and basically streamline the processes.

The value add is strictly cleaning up the property and taking care of the landscaping and interior paint.
