I would rather lend to someone I know personally and that knows me personally because I think it heightens the payback probability and allows me to judge the most important thing here which is character.

As my atty said it's better to evict the first time they are late as if you accept mo ey late now uou are setting a precedent and to the judge (if he is a tenant pro judge) sometimes they may say we'll why isn't late payment good this month if it was good the last 3.

Explain to your tenant that Georgia tends to be an very landlord friendly state and if she breaks her lease you will take her to court for doing so and the ghosts in the house aren't anything compared to what the judge will do to her.Gail

Judge threw it out basing it on the lower tenants fault and she would have to sue them.
