Another element to factor in is active income.

If you are househacking as a family - come up with a list of things you need in a home to be comfortable (bedrooms, yard size, floor plan, garage, pool ect), as well as a list of things that will make you uncomfortable (sharing a wall, lack of privacy, interacting with tenants, handling repairs ect.)

I try to troubleshoot tenant repair issues over the phone and I have lots of photos of pretty much every area and every element of the unit to refer back to for an idea of age and general condition.

This piece just pointed out that there can be a very seedy element to the MHP model than some take advantage of.

Lots of investors live in Detroit Metro and a select few of those actually live in Detroit Proper, but, by in large, the folks I've interacted with over the past few years here on BP are non-locals. 

There's plenty of investment groups in Minnesota and you can interact with many of them virtually.
