@Nathan, you're missing a critical  aspect of what you want to do....In California, this will trigger a change in ownership and cause the state to reassess your property value as if it was sold; consequently,  your property tax is likely to increase.

I don't believe the trust will make any difference (I bought then moved into a trust, which doesn't trigger any due on sale clause).Mine are through smaller local banks so you'll just have to ask or shop around on their terms.
