I took way too long to pull the trigger and start purchasing - this cost me years of deals.

Said that if it's set up as a disregarded LLC it won't generate a tax return and then not trigger the franchise tax.

So many questions because you can’t time the market but if you’re planning on holding onto a property or a few long term, why not pull the trigger?

I'm currently spreading out to Mobile home parks and have been looking at hotels for years not but never able to pull the trigger.

What do you expect for a ROI etc. if the guidelines are met, pull the trigger. 

@Nathan, you're missing a critical  aspect of what you want to do....In California, this will trigger a change in ownership and cause the state to reassess your property value as if it was sold; consequently,  your property tax is likely to increase. 

@Iris Cruz @Dean Letfus,What triggered my thought of off-shore purchasing was perhaps from my background spending the last decade in the "Travel and Leisure" industry finding the next spot Americans want to travel while developing and guiding trips for an American company that offers all-inclusive destination trips globally.  

I don't believe the trust will make any difference (I bought then moved into a trust, which doesn't trigger any due on sale clause).Mine are through smaller local banks so you'll just have to ask or shop around on their terms. 

All of my rentals cash flow quite nicely now, I just need to be patient with the DTI measurement, because I will be able to pull the trigger on more after my tax returns this next year.  

Also, if you do find an 85% option it may trigger PMI.
