Hi everyone from BP family,i have a question that received some answers on but not from professionals ,just friends so i am not sure,Soi am on my way to buy a first property at the end of the year for house hack and should i use my personal income when applying for a loan or my wife’s too,as a household income,even if i can get approved myself?

Buyer is to pay escrow fee, owners title insurance, 50% of city transfer tax and home warranty and also requesting to keep all appliances with the purchase of the house.

Also appliances will greatly change the numbers, energy efficient HVAC, frig, etc.

  ( in addition to rent, keeps the place clean and little or no damages ) I gave everyone a meet the landlord letter and  a tenant update sheet to fill out giving me a better idea of the household income etc.  

It estimated that the average household that has fallen behind on rent owed $5,586.

In my budget, I include roofs, HVAC, water heater, appliances, kitchen and bath remodels, exterior paint, interior full repaint, new blinds, flooring, etc.
