As far as Landlord expenses, you want to ask the Broker to provide the T-12 to see how the property has performed and then you take a look at the T-3 to see where its trending.

Townhouses, Single Family and more premium properties can go for more but when dealing with under $150,000 properties or small multifamily properties those rent numbers can ballpark you on your underwriting for Washington County, MD and Franklin County, PA.I have been stuck at home but evaluating nearly every property in the cities i look at regularly, i have been using Redfin to pull sales numbers for the last 2-3 years for zip codes in those counties to find trends and help me ballpark my ARV (confirmed by my realtor ultimately).

That's a red flag for a scam.If I got $1500 every time I talked to a biggerpockets.com member about something far fetched such as putting 3.5% down on a $1.5m fourplex in the hottest real estate market in the country where you're up against 25% down as the norm, I'd just do that all day and not bother actually closing any loans.
