I'd personally wait it out.Airbnb competition is higher than it's ever been, to the point where a lot of STRs are being sold on the market.I've talked to other hosts, and this year is underperforming last year, even 2 years ago.Seasonality, summer is best, with holidays performing well.

As I am sure you have heard, house hacking is an amazing way to start and there are a few good areas in Chicago that work well.First for Jobs- Check with GC Realty, @Mark Ainley would be amazing to learn from (also hosts one of the events below with @Tom Shallcross), here is the link for their jobs:https://www.gcrealtyinc.com/ca...My guess is you may be too early on in being able to get something under contract immediately without having an income history but it's not too early to start connecting with lenders, investors, and realtors, and learning about which areas and types of deals would make sense for you.

Usually every two to three weeks they do a webinar that if you can’t attend you can watch the repeat of if you sign up for on how to buy your first multi family property or how to become a real estate millionaire and the host will go through how to use the analysis tool so you’ll know how.

Legitimate lenders will only send funds to a neutral party after they’ve vetted you and your deal, received the signed loan docs they provided, received/reviewed your title prelim, evidence of hazard insurance, and a host of other requirements.Nor should you be sending any personal credit info to anyoneor accepting drivers licenses or other phony baloney info from the “lender” as some sort of proof that they are real.

.-  There are a few local Masterminds for experienced full-timers-  Later this month, I'm hosting a midday meet up a high end rental in Decatur-  Creative Financing group - reviewing deal scenarios using a financial calculator next weekI'm sure there are many more, some are part of REIAs (clubs that have regular meetings), agent-sponsored meetings, and non-affiliated stuff just for networking.
