Your money is just as green as anyone else's and being treated rudely is not something you have to put up with whether this is your 1st deal or your 100th deal! 

Get you a smart 65” from Walmart and some green tea mattresses from amazon and be on your way.

I would suggest you get david greene's book Buy,Rehab,Rent,Refinance,Repeat. its less then 20 bucks on amazon and will really help you to get a good grasp of exactly the steps you need to take.

Probably just a bit too much of a "yellow light" and I always prefer "green" when placing my money on the line.
