Standard grade tiny typically sells for $30k - $50k though many people build their own.

@Alex SanfilippoFor door locks I would go with commercial grade to withstand the abuse. 

I certainly do not want to lose my sanity so perhaps it's worth better understanding how the economics work in Grade A or B areas.

It really varies but the bottom line is that basement square footage is not near as valuable as at or above grade square footage.

PITI: 950Potential Rent: 1500/month. ( 750 on each side)One tenant that is in pays 650 now.But the location is grade C.

These metrics, in my opinion, are geared for mass growth acquisitions, scaling quickly, and likely dumping quickly when the sponge is dry. 

If we can employ the BRRRR strategy going forward, we will be able to scale much faster and achieve financial freedom in a much more reasonable timeframe.Some challenges with the lack of records with the previous landlord.

I need to invest more and scale up!
