Mario,While it is good to find people in your age bracket its also good to remember with age comes wisdom.

One approach could be to let her know you will let her use the last month's rent as her deposit if she makes sure the house is in good condition and clean when she moves out.

As someone else had mentioned, as long as you do not have a lease signed with them, you are good to be unapproved as there is nothing legally binding.

As a Realtor I can use certain search queries to show the unincorporated listings, but since I have been doing this a long time I know which areas on the map are UI and I confirm using PCPAO website.

My strategy is long term appreciation with breakeven cashflow (for now), so the question is what do you guys think is a better investment long term?
