If the deal is too thin to support a hard money loan and/or there is not enough borrower skin in the game to recoup your capital if things go awry, then you can lose money just like any other investment where capital is put at risk to earn a return.

According to a recent ranking of median property taxe rates by CoreLogic's Data Team, Illinois is highest at 2.67%, Hawaii is lowest at 0.31%, New York at 2.53%, Texas at 2.17%,  Florida at 1.32%, California at 1.12%, Georgia at 1.10%, and South Carolia at 0.71%.Average tax rate across the entire country is 1.31%, so a homeowner of a $200,000 home would pay $2,620 in property taxes.I tried to copy and paste the entire table but couldn't do it from my iPad Pro.

Personally, I wouldn't invest w/ a first-time lead who has no "skin in the game", and prefer that even seasoned deal sponsors have aligned interests via their equity investment.

Going to attempt to summarize everything up to this point.Current Stage of construction: FramingWe purchased this lot about 3 years ago for $6000Have built 3 homes in this same neighborhood, this is our 4thTook about 6 months of re-zoning to allow for a variance in the rear of the property so we could maximize the size of the home, mainly to accomadate a master bedroom downstairsLot was vacant, cleared out a few trees and started on the foundation, concrete slabAltered the plan a bit so that the patio faced east instead of north, thus making it open to the patio.Project Description: 2-story home, 3 bed, 2.5 bath, 1 office, 1 game room/4th bed2808 sqft,  Lot  6,568 sqft
