I also have an addendum attached that describes examples of activities that may become necessary that are unforeseen at the time of making the lease which may require additional administrative functions that cause additional charges to be assessed that become a part of rents then due.

What I am taking away from this is that the purchase price is a function of the rents for commercial property, and the price I should be willing to pay for a commercial property can be "reverse engineered" using typical cap rates for an area and the NOI of a property.
