Fortunately, only my Az rental is still underwater, but it's cash flowing (barely) so not a big bother.

It seems as though I am fortunate enough to be in the position to invest about 100k per year for the next 4 years or so into RE. 

Fortunately Title IV will allow for self-certification again, but the major tradeoff there is having to deal with audited financial statements.  

Fortunately each property that I rehab is getting a lot of interest and we've been able to identify a quality tenant with-in 3-4 days. 

I recently had the good fortune to meet an investor that has a massive portfolio and he talked about how he & his partner 'could', but do not, take out almost 2 million per year with this method.

I have been fortunate enough to work in the industry and it still remains a passion.

I will be in Florida in about a month for a week and would love to do a little research now so that when I am there I can pick out where I would like to invest and possibly, if fortunate enough, find a property to invest in.
