Note: most of our tenants have lived in their places 10 - 30 years and we're community minded, so we're flexible on this!

I guess it comes down assessing the individual properties, and being flexible with my exit strategies, which is exactly what I was thinking. 

Remind them there are things they can do to help you get a new tenant including flexibility in showings (while giving them notice) and keeping the place tidy. 

I have a tenant planning to move to Eugene, Oregon around June 1, 2019 (date somewhat flexible) looking for a 3-4 bed, 2 bath, with a fenced in yard.

The former is in my field and would be a lot of fun and have great flexibility.
