Many tenants are laid off and probably hopeful they will return to work, but what happens when many of these companies begin to realize they can operate without having a huge staff and the current business model becomes the new norm?

There are other clauses that can come into play as well depending who wrote the original agreement and the business model they operate under. 

I am planning on trying something new and  starting to try and buy on the wholesale end and add that to my already sucessful model.

I work in finance and therefore have a good understanding of spreadsheets/ models, analyzing numbers and return calculations but am aware that I know very little about REI as a business, real estate financing, and growing/ managing portfolios.

But I'd love to get some insight from investors who were using the buy & hold model that ran into issues even if they were following these guidelines:- Had minimum 25% Equity in properties- Minimum $150 Cashflow on each property- Minimum 6 months of reservesThese are the main areas that I've seen investors bring up for why they have struggled to get through tough times.

Anyways, we’re currently renting a home that was built in the 1930’s and still has a lot of original fixtures and such (ie: corroded green piping, entirely original toilet- fill valve is discontinued model, IMO bad sub flooring & found water damage behind bathtub access wall.
