I'm looking into buying the first investment property, and it seems like the only thing I can afford at the moment is properties from a low-income neighborhood without putting me into significant financial risk. 

Offering to release them at any time and give them prorated rent back, gives them financial incentive.

Thanks for any insight and any financial institutions you might know of that offer more flexible terms.

It's more important to start with where your financial goals are...and I don't mean "I want to flip this many properties and hold this many at the end of a year".  

I just got pre-approved for a loan but like I have been mentioning, I don't want to settle for a house if I know I can get a better deal on a multi-family with the resources I have.
