If that were a straight flip at typical hard money of 2 pts and 12% and giving an agent 5% (prob get a 1% off given the size), you're looking at around 460k profit.

I've been through multiple CPA's in the past, even ones that many RE agents suggested.

After a year or so, fix the one you have been living in and grab an agent who knows how to sell investment properties, list and sell the multifamily (completely renovated 4-plex) with its new cash flow.
