If you are going to continue renting to a dormitory-type situation, it might be worth your while to pay someone $50 to go in your property once a month and make sure the tenants are keeping the place hygienically acceptable. 

However, I have yet to seriously pursue purchasing notes, despite my continued interest.  

If the firm produces an overall return of 20% annual for 3-4 years then investors woud be happy and will continue to invest in long term deals.

If this is a relationship that you want to continue to use in the future and both of you will be the only equity partners in this, then an honest conversation about what each expects appears in order.
