I have had a few instances over the years where I felt that a tenant was trying to intimidate me and it probably would not have happened had I been a man.  

For instance if lot rents are half the market norm in a good area you might offer full price quick.

For instance, I can pull up several homes or condos all assessed at $99.500 and some will be the exact same amount (just under $3k/year here in high property tax Milwaukee County) but a few will vary a bit, but probably no more than $200. 

Interest in an LLC, for instance, like a contract... is personal property.

Mark Twain is famous for many quotes, and one of my favorites is something similar to "Good decisions come from wisdom, and wisdom comes from bad decisions".  

One day when you guys interview on the podcast, I'll make sure that's my answer in the "Famous Four"! 

I'm guessing it would only take one of these instances for you to make sure that you have a solid deal before contracting your next wholesale.

For instance, I think 10 years from now self-driving cars will be common.  

Determining the capital components are fairly straightforward but determining what amounts you should plan for can be tricky as, for instance, the price of oil at a given time can have a dramatic impact on paving prices or roofing if you have asphalt shingles (and the association is responsible for it.)I tell my clients that part of the appeal of hiring a professional company to do it isn't just peace of mind that it's being done right by someone that does this for a living, but it also shifts liability away from the board to the company.

So for instance they offer 80,000 for  a property you paid 40,000 for and you want 750,000 etc.
