While the income is not as high as STR the costs are also extremely lower than STR.

Investing is owner-occupied seller financed notes is extremely lucrative. 

A LOT of the “pitfalls” referenced in the BP post linked to above is rather extreme circumstances, such as a company set up to defraud homeowners by gaining property ownership, making no payments on the underlying mortgage while collecting rent.  

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Demand in Florence is extremely strong as it is now a year round tourist and student market.  

This sounds like a reasonable approach, but I would be extremely wary about allowing a tenant to move in before that process was completed.

A few of the questions I have are answered generally (with other states) in these forums but if anyone who is knowledgable about how Tax Deeds work in Georgia specifically could answer some of these, I would be extremely grateful.These are the things I would like to know before I start investing...1) Is the entire amount bid (winning bid amount) subject to the 20% penalty (amount applied in Georgia for the first 12 months) or just the initial taxes owed?
