To help others get a feel for seller concessions I created a lil Acronym for some questions that can help one determine if a seller concession strategy is plausible and what to think about when incorporating one into an offer to purchase:Sales Price- By increasing the sales price, can the buyer still qualify and what's the out of pocket savings going to be redirected towards? 

They are claiming the house I'm looking to buy should rent for over $200 what I'm finding on rentometer, craigslist, zillow, etc, and even a rental appraisal from my house's appraisal report. 

Just do your due diligence on your area prior to buying.  

If rent is $2,000 and utilities another $300, that's nearly $5,000 to sit on a vacant home.

Now the buyer on my property is extending for another 3 months, and might extend even more.

If I am still responsible for the lein any tips or advice on the ability to negotiate the 12 years interest they are probably going to want to charge on the lein? 

Instead of just focusing on a seller carry-back for the down payment, I often go a step further and ask the seller to finance the entire property.

Even people that find me direct often then book through one of the platforms, which is fine to me.
