Hire a lawyer to assist in the purchase and to review the HOA financials and regulations pertaining to investors.Buy with minimum down/maximum leverage if you hope to gain true positive cash flow.Dead equity and HOA fees will seriously cut into your cash flow and turn the investment into a liability.

@Juan Jimenez,Welcome, sorry it looks like some of the messages are more solicitation than advice.It sounds like you have a handle on evaluating property and could apply that to finding something that makes sense to invest in.I would suggest selling if the place is losing money. 

I think these strategies provide me with great opportunities to apply what I am learning on BiggerPockets, earn passive income, and evaluate my future strategies.  

I have become entrenched in learning about how to evaluate deals.

Iv'e read a few books and done hours of research and Iv'e decided that this is what I want to do to build my financial freedom.
