It's always a good call to step back and consider the macro factors and how they may affect the investing environment.

@David Faulkner  while your statement is true... many brokerages have extensive training that comes for free in a structured environment..

Pricey as compared to places with slightly longer commutes... but you'll have a good quality of life in both of those spots if you are into the urban environment. 

So I had to change strategy based on the environment.

Zachary Pesicka there are several turnkey providers but in the sellers market environment just have someone who has done it before look over your shoulder.

Learning from your mistakes is one of the best ways to grow in any professional environment - and i think i am passed the skepticism part and excited to get out there, grow my network, and find that first deal! 

For some of the veteran investors in the BP community who have lived through multiple RE cycles, what types of growth investments do you recommend in this rising interest rate environment? 

This is a feeder market for Dartmouth/Hanover, which has improved the rental environment and moved some of the inventory that had been sitting - I like the town's enthusiastic Downtown program, too.  

Especially in markets like Denver and Dallas which are experiencing huge amounts of population growth.We are probably due for a recession anyways, but the political atmosphere could push us into one quicker, and maybe a little harder than in a normalized environment.
