My question is.. what is the best talk track for engaging these homeowners.

Looking to engage in some discussions with fellow BPer's about these markets as the crazy market in Charlotte (and across the U.S.) has me considering options nearby but not too pricey.

But you might consider another approach: insurance engagement is based on an acceptable 4-Point Inspection of the major components - to which plumbing is one. 

@Daniel TarverLieberman, Dvorin and Dowd are big players in evictions. 

I spend about a month or two actively engaged in the rehab so I feel pretty good about the return on time invested.I have mostly gotten auction properties so you have to be able to handle risk and the unknown. 

Now I'm 36, engaged, and using my eyes to see the financial world around me.  

Out of curiosity, why are you looking to engage a CPA out of state to advise you on how to buy real estate?

John Errico & Ryan Goldfarb are expert and big player in this small field.

Might be why some of the bigger players have changed their focus from the bigger the MF the better and are now buying SFs like hotcakes.
