I know its probably an emotional house for you ( mine is also) but try and run the numbers on what your monthly cash flow would be if you sold the property and used that money to buy 1-3 investment properties. idk your market but in mine that extra 150k could easily buy 4 (maybe 5) properties that would cash flow a minimum of 250 but most likely 350-400/month.

@Bronson SimmonsGenerally you should look for someone who sells at least 10 properties annually in the area that you are looking to buy.Someone local doing that much business or more will be able to explain what it takes to win offers in that area.

Most existing inventory being sold now is selling at a 10x revenue multiple though using 2021 rental income, which is up from pre Covid. 2 years from now you could easily be underwater just breaking even on your expenses, if your lucky.
