Funnily, if I plan to fix it up and flip or hold then I LOVE functional obsolesce, because I have the opportunity to fix it (like adding a hallway) and easily increase the value.If I am looking at an STR opportunity in Scottsdale AZ, anything less than 4 bedrooms is a hard pass for me because that market caters to large groups.
