Most come through the door want to buy something for $50k and sell it for $100k and oh yeah they dont want to have to co any repairs and they want to finance it with 5% down or worse yet no money down seller financing because they read a book they bought off of late night tv.I wandered a bit there. short sales take longer than bank owned property and the negotiation is more convoluted. you can literally work on a short sale for 2 months only to have the bank foreclose anyhow. there really isnt much benefit to the seller consequently its hard to keep their head in the game when the going gets tough.  

I have one buyer who still owns everything I've sold him and everything he's ever bought for the last 18 years, all free and clear, 35 doors or so.  

They opened the door of new possibilities for an average Joe.

Together (for both houses), the total rehabbing would be 23,000. this includes roofing, painting, pressure washing, electrical, floors, bathroom re-vamps, landscaping, ceiling work, doors, fixtures. the 9!

On the weekends I like to knock on the door and give him a free report and introduce myself if you're not there for yellow sticky note on the door saying "is this is still for sale?"

Educate yourself and then get out there and kick down some doors!

Why not just buy a place next door that doesn't need the rehab for $113k and rent it out?
