The main doubt for me is to build that system big enough to support have employees and the ability to have someone trustworthy that will travel there and visit the properties several times a year.

That brings me to another question.My contractor has worked on a few things in my house, (replaced shingles on my roof, cement in my basement, something in my garage), and when I asked him tonight if he is interested in working with me, he agreed, but he asked if he has to be licensed and insured.

I have found threatening tenants is the #1 best quickest way to earn interesting and unique stories such as; "I had this tenant pour cement down my drains once", or the classic "how did they smear poop there....".

If you doubt you will see the money ($6K in rent is a lot for guessing 2 months rent, so if they can afford a place that is $3K a month, they can afford to pay you back), you could always say if they pay you back the $5K by a set time, you will forgive them the remaining $1K.You said they are messy.

You have a lot of years for that money to compound and doubt you would be please with this decision long term.I would google "compound interest calculator" and see what happens to your $40k after 30 years of compounding.
