For repairs, like Roland said, I'd find a contractor who you trust or maybe a friend who is a contractor who you can go to houses with - can be very helpful.For wholesaling, I think most of us do assignment, but double closing is also an option.

. $40-50k flips are now selling for $90-100k - nearly doubled in 2 years in some areas. 

all those things considered... and of course I sold them right away mainly to Germans for 50 to 60k apiece so we took our 15 to 25k profits and did that for a year or so then went to Atlanta and was getting smokin deals there I think I bought 54 in one year at courthouse there then the big hedge funds came in and kicked us to the curb.. we kept those though and then rolled them all up and sold them all at once to a HEDGE fund.. doubled our money in 18 months on those.

I know I can get a 2 bedroom condo for roughly $600k at the moment and I can easily pick up 3 rental properties with 20% down from my profits from selling my current rental.

I currently have a VA loan on a 4br/2ba SFR that I am house hacking.For the past year I have been renting out two bedrooms which covers more than half of my PITI.

Our rental situation is pretty great, huge duplex in a terrific neighborhood, the rent is under market, to put that into context, a mortgage would double our housing costs.
