How do real estate investors handle the financial gaps when buying a new property before the previous one sells?

That is the least of my concerns when it comes to real estate prices.

This is over priced unless you're remodeling a big kitchen, going luxury, or looking to flip. #3 $2500 for painting (assuming interior) is incredibly low unless you're doing the work yourself.

So we are currently working on separating the parcels so that the single family home has its own parcel and the church has its own parcel.

I'd love to do it scared and take a risk with a small property to get my feet wet and build my confidence.

Also make sure that you're up to date on the rules for the city state and county as it pertains to rooming houses and factor in higher than average insurance costs as you do your DD.

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

I am looking into replacing a refrigerator and I have narrowed it down to LG or Whirlpool.

-I don't work in Martis, but I have subcontractors who do.
