The barrier is not technological capability - there are 10s of thousands such buildings in Europe {search on Passivhaus} - but lack of will (economic and political).Equally important, and potentially more difficult problem to solve, is retrofitting of existing building stock to achieve significant energy use reductions in a cost effective manner.

I'm a fairly patient person so I generally don't mind waiting unless it is very difficult to find properties using 10% COC (with 25% down) criteria.

I only buy after they;ve gone through foreclosure.I'd never build a nice site built home in a crummy neighborhood unless its some freak situation outside San Francisco where in a few years the junkers will be torn down and $1M (small) homes will be built.
