@Andy Chu yes sir, we are looking at cabinet refacing and/or replacing, electrical, plumbing, dry wall and painting, flooring and landscaping.

The area demographics would only support sale prices up to $250K max with the majority of sales between $150K & $200K.  

I had Abacus come out and run a camera as well as unclog a landscaping drain.

The best way to force appreciate a home is through renovations in the kitchen, curb appeal (front and back landscaping), bathrooms, paint (interior and exterior), and flooring.

But different demographics may yield different results.

I read between the lines that you don't really know what's going on demographically and how a park runs at it's highest profit.  

Where can you find demographic data for areas 1, 3, and 5 miles from an address.

Or maybe contractor-grade flooring, paint, landscaping and faucet upgrades on a 3/2 house. 

The property was in a great location but needed new flooring, update bathrooms/kitchen, pool work, landscaping, a little demolition work in the backyard (the owner made a DIY gazeebo type thing in the backyard...it was a hack job), and foundation repair.

The school clusters, demographics data, and HI ratio is something I look at very closely.
