I think it's definitely worth learning about and pursuing if you want more of a "passive" (if you can call it that) income from the business, but it's also one of those things that has some wrinkles to iron out once you get into it.- Closing In-House: It's definitely possible to close in-house (and when the deals are cheap enough, it may be the only economical way to do it), but it also takes quite a bit of time and work to learn how to do it correctly, to make sure the paperwork is prepared correctly, and then to actually execute it.

We were ok not cash flowing because we knew we were in an A class neighborhood and the profits would come from appreciation. 2.5 years after the acquisition, we sold the building and realized a 22% appreciation (definitely atypical results)In my opinion, if you're going to reside in the building, buy a 2-4plex in a neighborhood where you want to live and the appreciation will come.

If it were me I definitely wouldn't cash out retirement with those hefty penalties, you have 2 years to find something in the same pay range and area, maybe nothing comes up but it only takes one over the span of two years.

Assault with a deadly weapon and shooting on an occupied dwelling tend to only happen in the worst.Having lived there for over 10 years location is definitely #1 as the neighborhood quality can change pretty quickly from street to street, so make sure you work with someone who really knows the area.Other than that, be sure to do your due diligence on the property itself as @Abraham Bar suggested.
