This is due to a few factors, one is the college (VCU) students have their parents come in and buy up the Duplex’s and Triplexes paying too much and driving up the price.

I'm finally at the point where I feel it's necessary to simply jump in the deep end and go for it.

All our buildings are within walking distance to the local U, and many students drive to the community college (more of a commuter school) but like the atmosphere close to the bigger campus.  

I got my first call back Saturday from some DM I sent out from Driving for Dollars.
